How to prepare your house for sale and showings

Preparing a space for sale and showings is all about creating a welcoming environment that people will be able to envision themselves in. Having said this, some of the top things to keep in mind as you beautify your space are keeping things organized, neutral, open, and fresh. Now that you’ve got the basics, let’s take a look room by room!

  • Kitchen:  Even though the kitchen is one of the most high traffic areas in the home, you do not want it to show. Take a full assessment: 
    • Could the cabinets use painting? 
    • Would an update on hardware be a good idea? 
    • Are your countertops free of clutter? 
    • Make time for a deep clean – clean appliances, wipe out cabinets (inside and out), clean all light fixtures, clean windows, if you have any open shelving make sure it is neat and organized. 
    • If there is an eat-in area put a few place settings out, add some green…fresh flowers or a few plants always brighten the mood. Steer away from any strong scents.
  • Living room : Create a neutral sanctuary that anyone would like to relax in: 
    • If you have a busy rug, consider swapping it out with a simple jute option.
    • Heavy drapery can make a room look small and dated.
    • Minimize personal photos and nick-knacks.
    • New pillows and throws work wonders.
    • Organize bookshelves, clean windows and put out some fresh flowers!  
  • Landscape & Exterior:  This is the first space people will see. Make them feel welcome and excited to see the rest of your home:
    • If necessary, power-wash the exterior, remove leaves or outside debris. 
    • Does your driveway need resealing?  
    • Refresh planters with seasonal varieties. 
    • Make sure our lawn is green and manicured.

Sometimes simple is better. Don’t worry about filling in every empty space or having “too much room”. Home buyers want to be able to envision themselves and the people they care about in the spaces they view. Having a clean and open space gives them the space they need to do so.
